2025 was a year of measurable excellence and meaningful impact. From the acquisition and launch of Ace on Inwood and Inwood Design District, to completing construction improvements at ALCO, to the addition of a hospitality vertical, every project and investment strategy has purpose and yielded results that left us filled with pride. This year also marked success beyond real estate, as we soared to new heights raising funds through our mental health initiative. 

Powered by our people, the momentum of 2025 has us poised for an even more prosperous 2026 — a year that will see M2G Ventures further cemented as the polestar for social impact and the dominant urban player in mixed-use, industrial and hospitality real estate across Texas.

In 2025, we welcomed Chris Hanrattie to our team as our Managing Director of Hospitality. With more than 20 years of experience, Chris is the perfect person to lead us as we launch into our newest vertical.

Inwood Design District

A fresh take on a familiar place. Inwood Design District is a modern industrial evolution of the former Inwood Design Center: an elevated, mixed-use destination where commerce, creativity, and connectivity converge. Located at the Inwood Road and Irving Boulevard interchange, just one minute from I-35, IDD offers unmatched access, visibility, and optionality. IDD was acquired in 2025, and construction improvements are nearing completion.

Ace on Inwood is more than a collection of spaces. It’s an address with ambition, redefining retail as a platform for bold ideas and modern commerce. It’s not about following the rules. It’s about rewriting them and reimagining what retail can be by creating space for brands that do the same.

Totaling 109,000 SF across four buildings, this Ace offers suite availabilities ranging from 1,900 SF to 6,000 SF.

We completed construction improvements at The Miller, a four-building, 214,000 square foot modern industrial project strategically located in the Garland submarket. The Miller is the project of choice for logistics, showroom, distribution, manufacturing, and ecommerce players in one of the best infill locations in the DFW industrial market.

We also completed construction improvements at Lewisville 121, a six building industrial property in Lewisville, Texas. Totaling 206,503-square-feet of premier industrial and flex space, Lewisville 121 is strategically located along Highway 121 Business. The property features ample parking, fully insulated warehouse spaces, and flexible build out options, making this park the ideal location for growing businesses.

In 2024, we announced our second acquisition in Austin and our first with Evergen Equity – ALCO!  Construction improvements have been completed, offering a fresh new space for users in the highly sought after 78704 zip code in Austin.

We fully leased 4919 Woodall, a 50,508 square foot, stand-alone light industrial project, to Social Llama, an experiential event design and production company. Woodall is strategically located three miles from the Design District, four miles from Dallas Love Field, and five miles from Downtown Dallas, making it an ideal last mile location that can easily access the city’s most affluent and densely populated areas.

Transformation is Underway of the Former 

1.1M SF Tuesday Morning Distribution Facilities into an Updated Industrial Project Called ‘Inbound’

The project plans are well underway and include a complete rebrand, fresh interior and exterior paint, new wayfinding and signage, overall façade updates, exterior lighting upgrades, resurfaced parking lot and truck court, as well as spec offices. Inbound means moving inward or toward a center, which underscores the strategic geographical advantage of the site, positioning businesses for optimal accessibility and connectivity. The building’s enhanced design and unbeatable access coupled with coveted visibility at a prime intersection allow it to attract the most discerning mix of users needing space from 6,000 square feet to 1.1 million square feet.

Our Why

Created after personal heartbreak was channeled into action, M2G's Mental Health Initiative is aligned behind the pillars of research, advocacy, and community. Through collaborative partners with mental healthcare innovators, and art-centered signature events, M2G's MHI has platformed the need for new mental illness solutions, generating momentum toward change and raising over $2 million in pursuit of new pathways to healing and wholeness.

Our Why

Following the loss of a loved one to bipolar disorder in 2017, M2G’s co-founders, Susan Miller and Jessica Miller Essl, channeled their heartbreak into action by launching M2G’s MHI. M2G Ventures may be in commercial real estate, but at the heart of our company is innovation. We have a vision for a world that offers better outcomes, earlier intervention, and an established path to healing and wholeness for current and future generations.

wings to become Soar

Soar has taken flight as M2G’s Mental Health Initiative adopts a new brand and expands the scope of its bold mission — to inspire advances in the understanding, prevention, diagnosis, and treatment of mental illness through research, advocacy, and community. The evolution and elevation of the brand is more than aesthetic, reflecting the millions raised and milestones passed in recent years, which together enable Soar to ascend to new heights of impact. With the initiative pillars of research, advocacy, and community built atop a foundation of financial stewardship, Soar is better poised than ever to uplift and empower a world where mental illness is better understood, more often prevented, and more effectively treated.

Art of the Mind

M2G’s fifth annual fundraiser, Art of the Mind, was an incredible evening of discussion, hope and inspiration. With more than 300 friends, family, colleagues and city officials in attendance at Tannahill’s Tavern & Music Hall in the Stockyards, we were able to raise over $520,000 for M2G’s Mental Health Initiative.

Muse at the Modern

Join us for 2026 Muse at the Modern on April 8, 2026

M2G hosted our inaugural Muse at the Modern, an exclusive spring program exploring the themes found in art and science. Programming featured a discussion between two internationally recognized visionaries about the complexities of the brain while drawing parallels to the Modern’s exhibit, “Feeling Color: Aubrey Williams + Frank Bowling.”

Seeking a New Partner

We are actively seeking a new non-profit partner to provide grief and trauma counseling services to children and families. In the wake of the devastating Central Texas floods, we were reminded how closely mental health is tied to crisis and trauma. The chosen organization will be committed to both immediate crisis response and sustainable, long-term care plans to foster resilience and healing.

The M2G Mental Health began as a social impact project turned into a nonprofit 501c3. Thanks to our exceptional community partners and donors, we have continued to grow and evolve as we see the needs of the community in the mental health space. As we advance, we are excited to announce a name change: Soar: The M2G Mental Health Initiative. This name signifies the upward trajectory of our organization. Soar aims to elevate conversations around mental health and provide meaningful resources that help individuals and communities thrive. Together, we will change the way we understand and treat mental illness.
